Job Description:

The Analyst for Residential will collect and interpret data to help the company take actionable steps to improve performance and meet goals.  This position will report to and work with the Sr. Vice President of Residential. 


  • Research and analyze market data from industry sources and self-generated research in the Washington DC multifamily sector.  Establish a strong understanding of local markets, monitor competitive conditions, and analyze supply and demand.
  • Oversee, manage, and maintain the Revenue Management Pricing model.  Establish and implement pricing, revenue optimization, marketing and leasing strategies based on market conditions and revenue targets for the portfolio. 
  • Analyze occupancy, exposure, expirations, leads, leases, and seasonal market trends.
  • Assist with ongoing quality assurance activities, which include auditing configuration for parameters, rental rates, and amenities.
  • Determine methods for maximizing revenue from existing resident renewal rent changes.
  • Provide analytical support for targeted expense control and revenue optimization initiatives within the portfolio.
  • Collaborate to identify key performance indicators (KPI) for portfolio performance, including insight into execution of the annual Capex plan.  Model scenarios to understand portfolio performance versus submarket using KPIs and/or other metrics.
  • Drive operational efficiency within the properties.  Assist in creating new Policies and Procedures related to the ongoing operations.
  • Coordinate and drive the annual budgeting process.
  • Proactively interpret, deliver, and leverage information and products that demonstrate market knowledge.
  • Provide statistical support and market evidence to validate the organization’s current and future investment focus.
  • Report on economic trends.
  • Assist in the preparation of monthly, quarterly, and annual financial reports.
  • Produce Quarterly Market Updates for relevant sub-markets focusing on relevant lease ups, competitor rents and development pipeline.
  • Compile reporting for daily/weekly property activity.
  • Participate in operations, acquisitions, and development calls to drive strategy and value creation throughout the current and future portfolio.
  • Other duties as assigned

Expectations: 

  • A minimum of 5 years of experience in multifamily property management
  • Experience in performing financial and operational analysis
  • Experience with Revenue Management system, preferably LRO
  • Strong Excel skills and proficient writing skills
  • Detail orientated, analytical, zero-error aptitude with respect to numerical data
  • Leader with the ability to motivate others and be a resourceful team player
  • Experience with Yardi
  • Exceptional organizational and communication skills
